Description: Perhaps the single most outstanding feature of the Plan is the Deferred Equity members ability to guarantee all future purchasers of his or her Desert Mountain home or lot that, as long as they own such property, future purchasers can buy and enjoy an equivalent membership. This guarantee applies as long as there is an unbroken chain of resale buyers who, at each successive property transfer, acquire the comparable level of membership held by the seller. OTHER IMPORTANT DEFERRED EQUITY MEMBERSHIP PLAN FEATURES Deferred Equity Golf members may use the golf, tennis, swimming, fitness and social facilities of the Club. They currently pay golf cart fees but no green fees. Each Golf member may use all six Jack Nicklaus courses and all other amenities of the Club. Deferred Equity Club members may use all tennis, swimming, fitness and social facilities, and have golf playing privileges, on a fee-paying basis, of 20 rounds per year (up to eight of which may be in season). The Deferred Equity Golf membership contribution is currently $325,000. This value is included in the prices at which Desert Mountain Properties sells its custom lots and luxury homes. The Deferred Equity Club membership contribution is currently $50,000; thus the custom lot or home price would be reduced by $225,000 for buyers who only want the Club membership. DISTINCTIVE GOLF CLUBHOUSES The 52,000 square-foot Cochise/Geronimo Clubhouse is an architectural wonder serving two of the six championship golf courses. The warm, Southwestern-style Apache Clubhouse opened April 2000 and features an expansive pro shop. The Apache Grill offers a menu emphasizing premium dry-aged beef, an extensive wine list and an intimate piano bar with nightly entertainment. The Chiricahua Clubhouse opened October 2002 introduces Old World architecture, authentic Italian cuisine and the Clubs fourth pro shop. The Outlaw Clubhouse opened November 2003. RECREATIONAL CHOICES The Sonoran clubhouse provides recreational options for all ages, including tennis tournaments on three surfaces (grass, clay and hard), family barbecues, spa services and world-class swim and fitness facilities. The workout area boasts 8,000 square feet, accommodating state of the art exercise equipment, activity rooms and a remodeled spa offering European facials and massage services. Adjacent to the spa and fitness facility is the new Sonoran Boutique complete with specialty beverages, a limited selection of groceries and gourmet fare, sportswear, casual clothing and a variety of tennis and spa merchandise.
